Gross Living Area: the number that matters
The figure most people mean by "square footage" is the Gross Living Area, or GLA. GLA counts only space that is finished, heated, and above grade — in other words, the parts of the home you actually live in year-round. A finished, heated bedroom on the second floor counts; a cold, unfinished storage room does not. This single definition explains most of the confusion around home size, because a lot of square footage in a typical house does not meet all three tests.
Because GLA is built on those three requirements, two houses with identical outer dimensions can report very different living areas. One with a finished, heated bonus room over the garage gains that space in its GLA; an otherwise identical home where that room is unfinished does not. The living area reflects usable, conditioned space — not the total footprint of the structure.
How the ANSI standard measures a home
Most appraisers in the United States follow the ANSI Z765 standard, and its defining rule surprises people: single-family square footage is measured to the exterior of the walls, not the interior. You take the outside dimensions of the finished, heated portion of each level and multiply length by width. Measuring to the exterior means the wall thickness itself is counted as part of the home's area, which is why a professionally measured figure often runs a little larger than what you would get taping the inside of each room.
To calculate a floor's area, you sum the finished, heated space on that level using those exterior measurements. Irregular footprints are broken into rectangles, each is measured and calculated separately, and the pieces are added together — the same box-by-box approach you would use to measure any room by room. The result is one consistent, repeatable number that different professionals can arrive at independently.
Adding up a multi-story house
For a home with more than one level, you calculate each floor's finished area separately and then add the floors together. A two-story house that measures 1,200 square feet on the first floor and 1,000 on the second has 2,200 square feet of living area — the two levels are summed, never averaged. Each story is treated as its own measurement problem, then rolled up into the total.
Open, two-story spaces need one extra rule so you do not double-count. When a room is open to below — a soaring foyer or a stairwell opening — the empty air above the lower floor is not living area on the upper level. The floor space is counted once, on the level where the actual finished floor exists, and the void on the level above is subtracted. Stairs themselves are typically counted on each level they serve, since each has a real tread surface.
What gets excluded from living area
Plenty of real, useful space in a house does not count toward GLA because it fails the finished, heated, or above-grade test. Knowing what is left out is just as important as knowing what is included, because these are the areas buyers most often assume are part of the headline number.
- Garages — even finished and drywalled, they are not heated living space and are always excluded from GLA.

Below-grade and finished basements
A finished basement is one of the biggest sources of square-footage disputes. Under the ANSI standard, space that is below grade — even partly below the surrounding ground — cannot be included in the above-grade GLA. That holds true even when the basement is beautifully finished, carpeted, and heated. It is real, valuable living space, but it is not the same category as above-grade area.
The correct approach is to report finished below-grade space separately, so a listing might read "2,200 sq ft plus a 900 sq ft finished basement." This keeps the comparison honest between homes. Why the numbers on paper disagree
Once you know the rules, the discrepancies make sense. A real-estate listing might quote gross or interior figures, sometimes optimistically including a finished basement in the headline total.
