How to calculate warehouse square footage

Warehouse square footage starts with the floor: measure the interior length and width in feet and multiply them. Because most warehouses are built as a single clear-span rectangle with no interior columns breaking up the space, this length-times-width figure gives you the gross ground-floor area directly. A building that measures 200 feet by 150 feet is 30,000 square feet — the number a landlord or broker will quote when they market the space.

If the building has a mezzanine — a raised platform for offices, light storage, or a second picking level — measure it as its own rectangle and add it to the ground floor. A 60-by-40-foot mezzanine adds 2,400 square feet, bringing the total gross area to 32,400 square feet. The same method applies to any building with multiple levels: measure each floor separately and sum them for the total.

Gross vs. usable storage area

Gross square footage is not the same as the space you can actually store product in. Every warehouse loses floor to forklift aisles, staging areas in front of loading docks, restrooms, and office space. After you subtract those, the usable storage area is commonly 60–75% of gross. On a 30,000-square-foot floor, a 70% usable ratio leaves roughly 21,000 square feet for racking and inventory.

Knowing both numbers matters for different decisions. Leases are priced on gross area, so gross drives your rent, but your slotting and racking plan depends on usable area. If you're pouring or coating the slab, the gross floor figure is what a contractor needs to quote a concrete floor or epoxy finish.

Clear height and cubic capacity

Floor area only tells half the storage story. A warehouse with 32-foot clear height holds far more than one with 16-foot clearance over the same footprint, because pallet racking stacks vertically. To size real capacity, multiply the usable floor area by the usable clear height to get cubic feet, then divide by the volume each pallet position occupies.

This is why modern distribution centers advertise clear height alongside square footage — a taller building lets you store the same inventory on a smaller, cheaper footprint. When you compare two spaces, check both the per-square-foot lease rate and the clear height so you're comparing true cubic value, not just floor size.
