How to measure garage square footage

Garage square footage is the area of the floor, measured in square feet, and the math is as simple as it gets: length times width. Measure the interior of the garage wall to wall — the inside dimension is what you'll coat, park in, or finish, so ignore the thickness of the exterior walls. A tape measure and a minute of arithmetic give you the number, and the calculator above does the multiplication for you once you enter the two dimensions.

Most garages are a clean rectangle, but if yours has a bump-out for a workbench, a utility alcove, or an L-shaped bay, split the floor into separate rectangles, measure each, and add the results. Does a garage count in a home's square footage?

No — a garage does not count toward a home's living square footage, and this trips up a lot of homeowners and sellers. Appraisers and real estate listings report Gross Living Area (GLA), which only includes finished, heated, and cooled space you can live in. A garage is unfinished and unconditioned, so even an attached garage is measured and listed separately from the living area, never folded into it.

This matters when you compare a listing's stated square footage to what you actually walk through. If you want the number that does count, measure the finished rooms with the house living area approach instead. A garage that has been fully converted — insulated, drywalled, heated, and cooled to the same standard as the rest of the house — can sometimes be added to GLA, but until that work is done and permitted, it stays excluded.

Using the number for epoxy, storage, and conversions

The most common reason people measure a garage floor is a coating project. Epoxy, polyaspartic, and concrete sealers are sold by coverage, usually 200 to 300 square feet per gallon for a single coat, so a 400 sq ft two-car garage needs enough product for two coats plus a margin for the porous slab. Divide your square footage by the product's stated coverage, then round up.

The same floor area drives storage planning — how many cabinets, shelving units, and how much clear parking space you have — and it's the starting point for a conversion. If you're turning the garage into a room, use the area to estimate flooring, insulation, and drywall, and price it out with the price-per-square-foot method.
